Estate agent fees
the estate agent is the first person that you will engage when selling your property. The estate agent is responsible for marketing your property and will usually charge between 1-2% of the sale price plus VAT and outlays.
BER Certificate
It is a legal requirement to furnish the purchaser with a BER Certificate. This rates the energy performance of the property. The property will be rated between A-G. There is no requirement to have a particular energy rating, however, you must have the BER Cert. The cost of a BER cert is usually between €150- €400.
Title Deeds
Taking up title deeds from the bank: In order to draft he contracts your solicitor will have to order the deeds from the bank. AIB and EBS do not charge a fee to release the deeds whereas Bank of Ireland charge 63.00 whereas PTSB charge about €35.
Folio
Up to date Folio and File Plan: this is an up-to-date title deed and map. It is ordered from the Land Registry at a cost of €40.00
Certified copy instrument
If there is a burden registered on the property, a certified copy of that burden must be furnished to the purchaser by the seller. This is ordered from the Land Registry at a cost of €40.00.
Land Registry Map
If the property is a Registry of Deeds title it will be necessary for the purchaser to make an application to register the property in the Land Registry on completion of the sale. In order to complete registration in the Land Registry the purchaser will need a land registry compliant map. The map must be furnished by the seller. The map is prepared by an architect/engineer and can cost between €200-€500.
Planning Permission Cert
Certificate of compliance with Planning Permission and Building Regulations: if the seller has carried out any works to the structure of the property, for example an extension, it will be necessary for the seller to furnish a Certificate of Compliance with Planning Permission and Building Regulations. These certificates are prepared by an architect/engineer and usually cost between €400 and €800.
